The building offers office, workshop and hybrid units to rent in South Shields.

Extensive support services are available to tenants as they scale-up:

One Trinity Green has benefited from £2,466,500 of European Regional Development Fund (ERDF), managed by the Department of Communities and Local Government.

Anyone interested in taking space at One Trinity Green is invited to take a tour of the facility and see the range of services on offer.

Your business will have to meet certain criteria and demonstrate your aspirations for growth which will be assessed through a simple application form and a discussion with the centre management.

How quickly you can move in

If One Trinity Green is the right location for you, then you will sign a licence agreement and pay the deposit (equivalent of one month's licence fee) before moving in.

You need to have Public Liability Insurance before you can move into One Trinity Green. Contents insurance is at your discretion.

After the initial agreement has been made with the centre management, we will ask you to provide us with some essential personal details and business information.

Once this has been done and it has been verified that the deposit has been paid you can start to move in immediately.

We will need a few days to set up your telephone lines and broadband connection.

Licence fees

There are no rent free periods. However, if you pay 12 months' licence fees upfront we are able to offer a 5% discount.

The licence fee includes:

• The rental of your allocated office / unit
• 24/7 access
• Reception / switchboard services
• Utility costs in office units. (workshops/ hybrid units metered separately)
• Business rates
• Cleaning, heating and lighting of common areas
• Waste management including recycling
• Car parking
• Security services
• Telephone line and two handsets

Ending your licence agreement

One Trinity Green operates very flexible, easy-in, easy-out terms.

Only one full month's written notice is required to cancel the licence agreement.

Your deposit is refundable at the end of your licence period as long as there are no outstanding payments at the end of your licence period or damage to the office/unit.

One Trinity Green provides lots of support service for tenants, offering a true plug-in and play solution to your workspace requirements.

The outstanding building benefits from state of the art environmental energy systems, and has a five-star "Outstanding" rating from the Building Research Establishment (BRE).

Access to One Trinity Green is available 24 hours a day, 7 days a week via your own door entry system.

Reception and the switchboard are staffed normal office working hours Monday to Friday.

Security will be on-site at all other times.

One Trinity Green has been equipped with a range of enterprise-enhancing services by managed ICT solutions provider Aspire.

This includes high speed internet access and wireless connectivity in all public areas.

Service users can take advantage of a 100Mb internet connection, making South Tyneside one of the best connected locations in the UK for start-up and growing businesses.

This is backed up by a resilient Ethernet First Mile (EFM) service running over an alternative network. This makes sure service users can continue working if there is an internet connection failure.

Telephone system

One Trinity Green is a 15 minutes walk from South Shields Town Centre, just off the A194, the main road into the town centre.

The A194 provides good links to Newcastle and Gateshead, and the A19 economic corridor, with the Tyne Tunnel located just 5 minutes drive away.

The development is approximately 500 meters away from Chichester Metro Station and is well serviced by public transport, the majority of which travel via the A194.

One Trinity Green has a fully equipped studio where businesses can 'plug-in and play'.

Housing the latest podcasting, lighting and video equipment, the content suite is open to any business in South Tyneside wishing to create and capture audio or visual content in an agile, user friendly way.
